Significant Decreases in Bowmanville and Oshawa Lot Prices in the past 24 months!

Commercial Focus Advisory Services tracks lot prices on a front foot basis of the municipalities in the Greater Toronto Area. We have mapped the price increases from November 2006 to November 2008, which represents a 24 month time segment.

Lot prices in York, Peel, Halton Regions have increased across the board, with 40 foot lots increasing by 30% in Milton. On the other hand, lot prices Whitby and Oshawa are decreasing across the board, from 20 footers to 50 footers upward of 10%.

How will these lot price trends play out in the coming months as the Province implements the Places to Grow strategy?

One likely scenario will be a greater emphasis on intensification of residential development inside municipal built up areas versus development outside in Greenfield lands. Transit Oriented Development at higher order transit stations is where the “next cycle” is heading.
